Our streamlined building process is designed to guide you every step of the way, from the initial consultation to the moment you receive your keys. Our process
Site inspection
The building process starts off with a land assessment to ensure your new home complies with all the necessary regulations. This includes a site inspection, a borehole soil test, preparation of a zoning certificate and a comprehensive contour survey of your land.
Requirements
- Provide comprehensive documentation for the site, encompassing its size, dimensions, and certificates such as 88B and 10.7.
- Include supplementary reports such as Bushfire Report, Arborist Report, and Flood Certificates.
- Estimate the overall budget required for the construction of your new home.
- Furnish personal identification documents (e.g., passport, driver’s license, land title) to verify legal details for the contract.
Tender
A member of our customer service team will be in touch to arrange a tender appointment to discuss and finalise your new home costs and plans. During the meeting we will confirm your site costs (based on the information received from the site inspections/surveys) and cover any changes and questions you might have. Once you’ve accepted your tender we’ll provide you with a colour selection folder and a sample copy of the HIA building agreement.
Requirements
- Consider potential changes or upgrades for the new home.
- Make conclusive decisions on the architectural plans in accordance with the allocated budget.
- Engage with a Construction Finance Manager during the meeting to determine the necessary loan documents and explore options for financing the project.
- Submit all finalized structural modifications to facilitate the preparation of architectural drawings.
Contract
Now that your new home tender has been accepted we will prepare a full set of architectural drawings of your new home and prepare a building contract, which includes your contract tender, with accurate pricing on any variations you have made to your home. At this stage, it’s important you’ve started the loan application process with your chosen lender.
Requirements
- Obtain conditional approval from your lender or utilize the services of one of our construction Finance Managers to facilitate the loan process.
- Collect ownership details of your land to fulfill requirements for the Council application.
- Get ready to sign the building contract.
- Ensure all necessary signatories can attend the appointment.
Colour Selection
Our team is here to help personalise your new home. We’ll contact you to arrange a meeting to complete your selections once your contract is signed. We recommend that you set aside some time before the appointment to go through all the options and make sure you’re happy with your choices. This is your final chance to alter the finishes to your home. Any delays from here will impact the building process and any post sign-off changes will unfortunately incur an administration charge.

- Visit our suppliers for further options on upgrades
- Make conclusive decisions regarding the finishes and inclusions for your new home.
Pre-construction
We’ll obtain reports from relevant suppliers and deal with all the complex paperwork before lodging a building application to the relevant council/certifier on your behalf. If you are required to provide any reports in order for your applications to be lodged, we will let you
know so you can provide them to your Customer Service Consultant.
Requirements
- Confirm the completion of the landscape plan.
- Finalize external color selections with the Lifestyle Studio.
- Submit your letter of offer to your lender and pursue formal approval and mortgage documents. Once received, forward the letter of offer to our customer service team promptly.
- Sign and return the letter of offer and mortgage documents to your lender promptly to prevent potential delays in the future.
Construction
We’ll send you a copy of the approved construction plan. We’ll review your file and let you know if any other documentation is needed in order for construction to start then we will complete your final construction plans, incorporating all variations for your sign off. Once we have received your signed ‘Final Plans’ and have all other required items, we will start preparing your file for construction (site start).
Requirements
- Immediately submit the provided information to your lender and diligently follow up for unconditional loan approval.
- Provide a signed copy of your ‘Final Plans’ paperwork.
- Furnish written confirmation of land clearance, indicating the removal of sheds, trees, roots, etc.
- If any existing structures on site require demolition, provide a demolition/asbestos clearance certificate from the demolition company.
- For self-funded projects, present evidence of available funds to cover the contract price, such as a bank statement.
- For financed projects, supply a copy of the loan approval specifying an amount adequate to cover the contract price and containing the terms “authority to commence construction” or “building works may commence.”
